Mesa del Sol · Albuquerque, New Mexico
A Vision 40 Years in the Making
12,900 acres. One master plan. New Mexico's most ambitious development.
Our Story
How Mesa del Sol Began
Mesa del Sol began as a bold idea — that the empty plateau south of Albuquerque could become something remarkable. In the 1980s, Catellus Development Corporation, one of the nation's largest real estate developers, acquired 12,900 acres of land adjacent to Kirtland Air Force Base and the Sandia National Laboratories. The site wasn't an accident. It was selected for its proximity to the most advanced research and defense infrastructure in the world.
The master plan that emerged was sweeping in its ambition: a fully integrated community with housing for 100,000 residents, 18 million square feet of commercial and industrial space, 800 acres of educational facilities, and a transit system connecting it all. Mesa del Sol was designed not as a suburb, but as a city within a city — a place where people could live, work, and thrive without leaving its boundaries.
Decades of planning, infrastructure investment, and partnership-building followed. Today, Mesa del Sol is no longer just a vision — it is a functioning, growing community. Netflix Studios chose it. Fidelity Investments chose it. Fusion energy pioneers chose it. And thousands of New Mexico families have called it home. The next chapter is being written now.

The master plan prioritizes solar energy, water conservation, green building standards, and open space preservation. With Maxeon Solar and other clean energy companies already on-site, Mesa del Sol isn't just talking about sustainability — it's building it into every block, every building, and every business that chooses to locate here.
Safe
Safety isn't just about security systems — it's about community design. Mesa del Sol's master plan includes dedicated trail networks, well-lit public spaces, community gathering areas, and a neighborhood structure that encourages eyes on the street. Proximity to emergency services, fire stations, and the University of New Mexico Health System adds a critical layer of security for families choosing to put down roots here.
